What got us here and what comes next

There comes a point in every business journey where leadership requires a degree of uncomfortable honesty. The very things that once drove success including approaches to tactics such as structure, habits and even mindset can, over time, become constraints.

External factors also impact your approach, particularly when it comes to our chosen industry of commercial and residential property. Our agility serves us well, and our general practice approach safeguards us from being blindsided by economic, political or legislative changes which leave other businesses in our industry vulnerable.

In the past decade, Bradley Hall has gone from a team of a dozen with a couple of offices to a team of almost 100 operating in offices across the UK. We are a completely different business and have reached the point in our growth where we have to continue to adapt to deliver for our clients and our teams.

Over recent years in particular, we’ve built a business we’re immensely proud of. Through disciplined execution, strong relationships, and a deep understanding of our clients and markets, we’ve grown into the largest regional property consultancy in the North East.

Importantly, this growth hasn’t come easily. As many business owners will appreciate, it has been achieved against a backdrop of rising inflation, sustained wage pressure, and an increasingly complex tax environment. Conditions like these demand sharper thinking, tighter discipline and a more commercial approach to decision-making.

But progress brings a new challenge: standing still is not an option. And doing more of the same will not take us where we want to go next.

Rethinking the traditional model

The property industry has long operated within clearly defined silos; property managers, asset managers, agents, valuers, building surveyors each working within their own lane. While familiar, this model often limits both people and outcomes.

We have consciously moved away from that structure.

Our focus is on developing multi-disciplined surveyors – professionals who can advise across the full lifecycle of a property asset. From management through to asset strategy and transactional advice, our aim is to provide a genuinely integrated service for our clients while still maintaining a collaborative environment for our team.

For clients, this means better continuity, deeper insight, and advice grounded in a complete understanding of their assets. For our people, it creates a more dynamic and rewarding environment — one that encourages broader skill development, stronger commercial awareness and long-term career growth.

Ultimately, we are building business-minded surveyors: individuals who think entrepreneurially, understand value creation and prioritise enduring client relationships over transactional wins.

Quality over volume

Evolution has also required a more disciplined approach to the work we take on.

Like many firms, there was a time when activity levels were prioritised over profitability. We have been deliberate in moving away from that mindset. Today, our focus is on high-quality instructions, sustainable margins and alignment with our long-term strategy.

In the current economic climate, this shift is not optional. With cost pressures increasing across the board, efficiency is key.

Technology

Technology will play a defining role in our next phase of growth and must serve a clear purpose.

For us, it is about building a more intelligent, efficient and insight-led business. It must be practical, effective, and aligned with how we intend to grow.

We are investing in the groundwork to provide us with better data, more sophisticated reporting, and systems that provide both our teams and our clients with real-time visibility of asset performance. Whether through enhanced portfolio analysis, streamlined communication, or improved reporting accuracy, the goal is simple – better decision-making.

Internally, it is about enabling our surveyors to operate at a higher level. By reducing administrative burden and improving data quality, we free up time to focus on what truly adds value: advice, relationships and strategy.

Technology is also critical to how we scale. As we expand into new regions, consistent systems and processes allow us to maintain standards, share knowledge, and operate as a unified business across all of our offices.

Expanding beyond our roots

The North East remains central to our identity, but our ambitions now extend well beyond it.

We are establishing a presence in key markets including Birmingham, Leeds, Manchester, and Oxfordshire with further locations to follow. These are not speculative moves, but part of a clear and considered growth strategy.

Entering new regions brings its own challenges. Credibility must be earned, local markets understood, and the right people put in place. It demands attention to detail, focus and discipline. Relationships must be built with stakeholders, which takes a great deal of time and effort.

But it also creates significant opportunity for the business and for our people. Growth opens the door for individuals to step up, take on greater responsibility, and actively shape the future of the organisation. We’ve seen many people grow with the business, with the majority of our leadership team starting with us in junior roles.

What comes next

The years ahead will be a defining period for Bradley Hall.

We will continue to expand geographically, invest in technology, and develop our people. Just as importantly, we will keep challenging ourselves, refining how we operate and questioning the traditional structures of the industry.

“What got us here won’t get us there” is not about disregarding the past. It is about recognising that sustained growth requires evolution – in thinking, in systems, and in ambition.

We have built a strong platform and now the focus is on what comes next.
