A near-derelict factory has been transformed into a modern business unit with the aid of investment from the region’s largest industrial estate owner.
UK Land Estates ploughed £1.5m into the almost total rebuild of the former Cordell works at Teesside Industrial Estate, Thornaby, a property recently let to Hydrasun, a leading supplier in the field of fluid transfer, power and control solutions.
Constructed in the 1970s, the 12,000sq ft plant had lain dormant since marine engineering specialists Cordell went into administration in 2017, with the loss of over 230 jobs.
Hydrasun Teesside moved into the facility in the summer, headquartering sales staff, service engineers, technicians and graduate trainees and apprentices at the site, which provides in-house manufacturing of apparatus such as control panels and storage facilities that mean it can continue to grow and enjoy direct access to its customers.
UK Land Estates Projects Director, Brandon Bailey, said: “We knew the building needed a lot of work, but it became apparent that an almost total rebuild was required.
“These are the sort of projects UK Land Estates specialise in – turning ageing, unfit for purpose spaces into the modern industrial spaces required by today’s companies.
“Having stripped everything back to the steel frame, we created an environmentally sympathetic, contemporary space that gained a great deal of attention given its ideal location. It was clear that the building was perfect for Hydrasun as it looked to create a sustainable new base in the Tees Valley.”
The new building has an Energy Performance Certificate A-rating and is equipped with a range of energy efficient technologies in addition to electric car charging points and improved landscaped green space all around it.
Since its creation almost three decades ago, Hydrasun Teesside has built a reputation as a trusted supplier in the field of fluid transfer, power and control solutions.
Hydrasun agreed a 15-year lease to take on newly renovated unit in the summer. The company employs around 500 people worldwide, with 35 in Teesside.
Neil Holmes, Regional Manager for Hydrasun, said: “These new premises enable Hydrasun to offer both existing and new customers a wider range of products and services, including new integrated solutions such as the design, engineering, manufacturing and integration of bespoke and modular mechanical/electrical systems.

Teesside Industrial Estate is renowned for its specialised cluster of businesses operating in the process, chemical and manufacturing sector. The estate is a well-established industrial location covering an area of approximately 300 acres, with immediate access onto the A19.
UK Land Estates has invested significantly, focusing on improving the estate, its environment, road infrastructure, building a retail parade and a pub restaurant, together with an extensive programme of refurbishment of the industrial portfolio on the estate.
