CEO Imad Ali has launched his ambitious plans for Aykley Developments and Pimlico Homes for 2026 and beyond, as the North East continues to witness a transformative wave in the property sector.
With an over £800million pipeline and a planned build of £115million of the next 18-24 months, both companies are positioning themselves as major players in Newcastle’s urban and residential regeneration landscape. Aykley Developments is leading the charge with its high-profile acquisition of Carr Ellison House, an over 160,000 sq ft prime development overlooking Newcastle’s iconic Quayside. The site has a potential GSV of over £100million and is poised to become a flagship for the group.
With 116 apartments already approved and plans for a further 280 apartments to be submitted, Akyley Developments is taking a pioneering role in the city’s under-tapped Build to Rent (BTR) market.
Imad Ali emphasises the company’s strategic approach: “We start local and think global. Where do we see our city in 5-10 years? How do we contribute to that? We’re always looking at what’s next, not what came before. We’re on track to become the number one BTR provider in Newcastle. “The Pimlico Homes portfolio is growing and displaying the same energy and ambition. 2023 saw the launch of Pimlico Court, the inaugural development. Four unites were sold off-plan and handed over in late 2024 at a record-breaking price per sq ft. Pimlico Homes has set a high bar for 2025 with the launch of the ‘collection series’, seeing more one-off bespoke homes being built with that designer feel and oozing the epitome of luxury.”
The next chapter promises to impress. Darras Hall is home to a series of developments by Pimlico. The Redwood, the inaugural house under Pimlico’s new ‘collection series’ is just under 6,000 sq ft of pure luxury and has already sold off-plan for a record fee on Middle Drive, showcasing Pimlico’s dedication to luxury, bespoke design, and client-focused features.
In January 2026, two further bespoke homes on Western Way are launching, each just under 6,500 sq ft and will be available off-plan. “It feels like a blink and you’ll miss it moment,” Imad comments, reflecting the premium and high-demand nature of the project.
Meanwhile, Pimlico Homes is taking a charming, countryside approach, with a luxury development in Corbridge. Five barn conversions, the details of which will be coming soon, and will be on the market mid-2026, blending modern luxury with rustic character.
This is over £15million in development for 2026 & 2027 for Pimlico Homes and they are not looking to slow down.
