The Seller Insight Survey is a pre-listing survey conducted by a Chartered Building Surveyor before it goes to market, offering insights into structural issues and highlighting potential stumbling blocks that may delay the sale of a home on completion.

Typically, one in three property transactions fall through further down the process due to findings following a Building Survey, with potential costs for repairs putting buyers off.

The service has been developed and will be led by Alastair Adams, Director of Bradley Hall Gosforth and Chartered Residential Building Surveyor, and is available for clients of Bradley Hall’s Gosforth High Street office initially.

Alastair Adams commented on the Seller Insight Survey service: “Our new service will allow sellers who choose Bradley Hall to understand any potential issues that may hold up the sale of their home further down the line, reducing the risk of a property transaction falling through.

“All Seller Insight Surveys will be carried out by me, a Chartered Building Surveyor, and will provide a clear, visual assessment of the property prior to marketing. The survey identifies issues that could arise during a buyer’s survey, allowing sellers to address concerns early and present their home with confidence.

“In most property transactions, buyers will appoint a Building Surveyor to carry out a building survey before they purchase a property, which sometimes brings up issues that the seller wasn’t aware of. The sale falls through, leaving the seller to return to square one, potentially missing out on their onward purchase and costing them time and money.

“When you list with Bradley Hall, you don’t just get an estate agent, you gain direct access to a Chartered Building Surveyor throughout the entire sale process. This provides buyers and sellers with informed, professional guidance on any issues that arise, including potential costs, remedial works and solutions. It’s a level of reassurance and expertise that no other local agent offers.”

The Seller Insight Survey will form part of Bradley Hall’s comprehensive marketing package, with no hidden or additional costs for requesting this service.

The firm’s Gosforth office sits on Gosforth High Street and recently welcomed Alastair Adams as Director of the office, following a time of high demand for residential services in Gosforth, Jesmond, the coast and Ponteland.

The office is also home to Property Executives Ben Bowes and Rae McCord and provides sales and lettings support to clients across Newcastle’s suburbs.
